Foundation repairs are complex and tedious, so homeowners don't typically expect these repairs to be completed overnight. 1. Extent of Damage
The level of damage to the foundation is factor number one. If you detected a crack in the foundation a week ago and you quickly scheduled repairs, the damage is more likely to be on a superficial level. A crack that has been in the foundation for a few years, however, will have a deeper level of damage. The longer a crack remains, the greater the risk of water damage and structural damage is, which means more extensive repairs are necessary.
2. Repair Method
The installation of interior piers or exterior pilling is a common foundation repair option. Exterior pilling installation involves inserting a pile into the soil under the foundation, which doesn't require quite as much preparation, but a pier installation involves demolishing the floor, inserting and aligning the pier, and then repairing the floor, which takes considerably longer. Which of these methods is necessary to repair your foundation will determine how long it takes.
3. Foundation Size
The size of the foundation is another important factor. First, the larger the foundation, the more surface area there is to be prepared, so it's not unheard of for this type of repair to take longer. However, the larger the foundation, the more precautions must be taken to perform the repairs. For instance, to install exterior pilling for a large foundation, there is more soil that must be removed and there is a longer stabilization process involved.
4. Time of Year
The time of year you have the repairs performed is also of importance. It's challenging and sometimes less effective to perform foundation repairs during the warmer months of the year. Not only is the soil softer during this part of the year, but there is also more rainfall, which will cause repair delays. Repairs during the winter are often easier to complete since the dry and hard soil means that it is more stable.
